Apply for a fast-track certificate of compliance

A fast-track certificate of compliance proves that a development has been completed in line with:

  • all the conditions of a development permit
  • the endorsed plans.

This option is only available to eligible developments.

You won't need a site inspection. Instead, you will have to provide the following:

  • photos of the development
  • a signed declaration confirming you meet your requirements.

Eligible developments

Developments that may be eligible for a fast-track certificate of compliance include:

  • additions and alterations such as carports, garages, verandas and shade sails
  • a change of use such as internal fit-out works only
  • permitted uses with minor variations - eg variation to building setbacks
  • developments in remote locations
  • sites that are difficult to access.

Before you apply

Before you apply, you will need:

  • the development permit number
  • clearance letters from the relevant service authorities if applicable
  • a signed declaration form
  • photos of the completed works.

Step 1. Get clearance from service authorities

You may need to written clearance from service authorities to confirm you have met the conditions of your development permit.

Your permit will state if you need clearance from service authorities.

Step 2. Take photos of the development

You will need to take photos of your development and provide a written statement or label describing each photo.

The photos must show that the development meets the conditions and endorsed plans issued with your development permit.

You will need to convert the photos to PDF format to upload them online.

Step 3. Sign the declaration form

You will need to sign the declaration form.

This states that works have been carried out in line with the conditions of the:

  • development permit
  • any related endorsed plans

You will need to include it with your application.

How to apply

To apply, follow the steps below:

Step 1. Submit your application

Submit a fast-track certificate of compliance application through the DAO website.

Step 2. Pay the fee

You must pay an application fee.

You can either pay:

All fees are non-refundable, even if your application is unsuccessful.

Read below to find out what happens after you submit your application.

Processing time

It can take one to two days if:

  • all supporting documents have been provided and
  • works have been carried out in line with endorsement plans.

Decision maker

The decision maker is:

  • Development Consent Authority (within DCA areas) or
  • the Minister for Infrastructure, Planning and Logistics (outside of DCA areas).

Administrating branch

The administrating branch is Development Assessment Services.
