Bellamack Residential Subdivision
Bellamack is the next suburb to be developed in Palmerston. It is bounded by the existing roads of Elrundie Avenue, Chung Wah Terrace and Owston Avenue. It is well located on the arterial road network, four kilometres from the Palmerston Town Centre. Bellamack location map
The Northern Territory sought suitably qualified and experienced individuals or corporations, to create a high quality residential development, with the inclusion of affordable housing and superior urban design and amenity, which builds on the natural features of the site, by conserving existing natural vegetation and includes Water Sensitive Urban Design (WSUD) principles in the design. WSUD involves the planning and design of urban development that provides sustainable solutions to water management within the areas of potable, waste and storm water. It is also about minimising water loss and protecting the key environmental zones and the Darwin Harbour.
The overall open space of Bellamack (which will include formal parks, drainage reserves, and remnant vegetation) will consist of over 20% of the total area of the subdivision.
As with neighbouring areas, the greatest proportion of land within Bellamack will be allocated for single dwellings, on individual lots. In considering the principles of sustainable design, the housing development target is in the vicinity of 670 lots comprising of various lot sizes including larger rural residential allotments; and a ‘seniors village’ comprising of approximately 44 dwellings for Territory Housing.
It is important that housing opportunities are provided to Territorians within the different spheres of the housing environment (e.g. social, special needs, first home buyers and affordable housing). It has been determined that 15 percent of the Bellamack lots, with a mixture of single dwelling and medium density lots, be retained for affordable and social housing. It is proposed that these lots will be located throughout Bellamack in a “salt and pepper mix”.
The Urban Pacific Limited and Brierty Limited Consortium was selected as preferred proponent to develop Bellamack Areas A and B.

On 1 June 2009, the Bellamack Development Agreement was signed by the preferred proponent’s special purpose vehicle company, Bellamack Pty Ltd and the Northern Territory Government. On site construction activities commenced that same day. View the Minister's Media Release.
Bellamack Pty Ltd will commence a public registration of interest campaign in June 2009 and lots will be subsequently released “off the plan” to the general public. This will enable purchasers to access the Federal Government’s First Home Owners Initiative and the Territory Government’s Buildstart Scheme.
